But in normal circumstances, the seller is only out some time and some holding costs... again, not good.Hopefully the wholesaler did it right, made all the appropriate disclosures and explained how the process works -- that this could happen.

I have a good friend that tells the tenant that if  any circumstance comes up that they cant pay there rent like losing a job or any reason that he will give. there unused days of rent back and the deposit if they get out and leave it like they found it when they moved in . this way the sooner they vacate the more money they will have !

We have a listed pet fee and are per friendly however occasionally encounter those who ‘forgot’ or neglected to tell us they were bringing their dog... in those cases we fall back on the listed pet fee rate.

This is true in 90% of cases, probably 97% of cases for BP members, and not to nitpick, but there are circumstances wherein the person is W2 salary, doesn't own other real estate, has no self employment, their employer's HR is signed up for all the e-verifications, etc, AND the borrower correctly enters their employment info when filling out the online app ("ABC Company L.L.C." v "A.B.C.
