Given the uncertain macroeconomic environment, I'd also really like to find a market where multiple investment strategies can be used to mitigate risk should I need to pivot quickly.

Financially, I am able to invest a few thousand, ultimately I would like to own a primary home though I am not too certain if it’d be in Las Vegas… prices are insane IMO.

I have found that when doing fix/flip, I like to use a lender who will do interest only for the period of the flip (usually 13 months or less) which is less interest that a HELOC.

You can see regularly companies and some individuals here on BP that like to play games and it happens to them.   

Hopefully you kept the deposit to cover the costs as that is likely all you'll see.

Of course not all of these are exactly like this but I do see quite a bit of the same choices still.
