Last but not least, be careful promising a rate of return in exchange for an investment.  

The market does not care how much you paid for the property or how much you overspent on the renovation.

There’s no reason you can’t handl the management - and find yourself a reasonable handyman to take care of the leaky sinks, broken doorknobs, etc.

I don't know exactly why they left, but they weren't with the company long enough to experience any kind of slow down.Personally, because of the technology they offer, my business has exploded this year.I've never had clients comment on my brokerage and if it were me buying or selling, I don't care about the brokerage.

Ive built relationships with a lot of the builders sales reps in my area over the years, so Im usually able to cut through a lot of the BS that someone who hasnt done new construction runs into. 

It's already been stated, but work hard, save money, and be careful with student loans.

I would be careful if you are not experienced in flipping because holding costs on a property of that price point could be pretty significant.

Sure you can protect yourself against loss but not against lost income or significant repairs for a property not taken care of.
