I just had my third long distance multi family deal fall through at the last moment because of what I found during my due diligence contingency but I'm still hunting for that next one.

Fourplexes are difficult enough to find in Austin, and even harder to make the numbers work at this moment without a huge down payment.

Part of my personal financial journey is to acquire a property in an economical and beautiful place that will first pay for itself and than pay me to own.  

I've always known Allentown as a really depressed town, but just now in browsing around I see lots of beautiful new McMansions being built.

I'll be honest - though I live and invest here I wouldn't be eager to jump into the Champaign/Urbana market at the moment.

It looks seemless, modern, and beautiful for cheap.
