You've obviously made an attempt to go through your realtor, and since that's not working, you need to take on that role yourself now.

Make sure to submit property inspection report to the property manager before attempting to find a tenant.

For example, if you accept him despite his late payment history but attempt to deny someone else in the future for the same reason that could come back and bite you.

@Thomas IngraoI don’t know if my opinion is too late to matter or help but I would suggest doing some research and find out who the fiduciary agent is, if they both have gone into a home either a relative or an attorney will be in charge of their estates and I would suggest getting in contact with them directly, my husband and I had a problem similar to what you are describing several years ago when he was buying a piece of property, being a Paralegal I did my background research found out everything about the property and the owner including finding their contact information, because when we tried attempting to submit our offer (because it was low) the broker told us the owner wouldn’t accept it.

@Angela ZaitzIn a successful attempt to keep the money on the hill, Big Bear Lake requires you to have a property manager or responsible person on file with a physical address that has a one hour response time or less to the property.

So my question is do you all think I should keep this unit or sell and attempt to turn that money into more cash flow.

Can someone tell me if banks are legally required to attempt to sell foreclosed properties at a courthouse auction before attempting other methods (like REO, online auction, or direct to investor)?

I attempted to "claim" the property and edit on Zillow, but was hit with this message:Since your home is listed by an agent, you will not be able to make changes to it.
