That process is a PITA in NC, at least for C type property.

Hi @Christine Mwai,Private money and portfolio ARMs might go for it.The big agencies, Fannie/Freddie/FHA/VA/USDA, have to make one-size-fits-all rules based in no small part on aggregate data.

In fact I was happy about the whole thing (not about being told no, but that I forced myself to just 'try').I'm looking at this seller/house and situation/experience as practice.

Now that doesnt mean I think every property will go up in value, nor would I buy something that was cash flow negative...but we should not ignore the simple economic forces of inflation, and supply and demand.  

This can take a few weeks.The hardship takes 1 of 4 forms: loss of income, reduced income, medical, forced move due to job.

Keep in mind, I'm not looking to spend an arm and a leg to give them this conveince.Any suggestions out there?

I do know it was easier before than now to get to the US but the US is still better than Canada.I'm tired of paying for people who abuse our social system and I get nothing plus having a PM who is a complete idiot and is stealing Canadian money and forcing our ecoomy to collapse.

You arent forced toward section 8 in a C neighborhood.  

The property is probably in a C+ area near an active Air Force base.
