You are confusing Fannie Mae/Freddie Mac/HUD underwriting guidelines for loans with local zoning and permitting. 2 completely separate animals.

Coat with a bleach paste or spray might help and let sit, but it will probably come back since its probably worked its way into the enamel.I replace toilets about every 5 years just to keep things looking sharp.

For me, that means spending on the things that make a place feel like home: really nice bathrooms and kitchens, and saving on the things that make the home less profitable: stone coated steel roofs, hardwood floors and the like.

Would prefer a textured concrete coating but they all seem rather expensive for not a lot of coverage.
