Some say that you have to file a separate civil action (in addition to the actions to remove the tenant) to be awarded a judgement against the tenant and some things I read online seem to imply you can do them both at once through 1 action.

IF you are personally liable for a debt, and yes, you will be asked to personal guarantee just about every DSCR or "commercial" loan. then it does NOT matter if A) it is in a LLC B) that is not on your credit report.

A quick analysis would place operating expenses for LTR at about 1/3 of rent, so net income before debt service and depreciation would pencil in at $600/month per unit.

In addition while there is up sell and use your CC .. ( which was Nudge and I did not like) many of the students were quite well off and the money was not a lot to them. on BP 20 to 40k is all the money in the world to many of these BP members starting out so I get that thought process and of course they should not blow their hard earned money any course unless they also have the capital and capacity to carry out the deals.

I would list additionally on all other rental websites such as Craigslist, Facebook Marketplace, Apartments.com etc.
