Here's a list of what was suggested... 1 STAR for the ones I think would be prioritize now, 2 STARS for things I should repair at some point (maybe in the summer when weather improves and I renew leases). 0 STARS for things I think wouldn't necessary for a rental like this. 

Exception might be if you had a rock-solid plan and income stream for knocking it out in short order and the spread was significant - i.e. 16-20% interest rates on high balances vs. 5% on deductible HELOC, and you have all kinds of money coming in to get it knocked off in 1-2 years or less.
