You hear all the time to leave emotion out of investing and it can be a difficult quantify the risk vs reward for local and out of state.

It is a capital heavy type of game and then there is a huge reward on the backend.

Like I said, we have no passive losses, but there's big rewards in financial aid in showing this to be an active business rather than passive investment.

High risk brings reward, and if you're in the right place geographically, it's better prices than most of NJ.

Yet, our society continues to reward the risk takers and not the paycheckers.

But just like @Tim Butters suggested I offer a reward for paying early/on time.

But it's rewarding.

@Eugene LeeI used Rent to Rewards which is a lesser known turnkey company out in Memphis.

I am wondering how feasible a Private Money Partner structure that rewards them with a higher equity split and/or a higher interest only rate might positively affect this seasoning issue.

Echoing a bit what others are saying and also maybe adding some inspiration... every time I've looked at partnerships it diluted the reward to the extent it didn't feel like it was worth it anymore.
