Hi Richard, I'm fairly new to this game so I am hoping to learn something out of this too.I think your question may be difficult to answer given that there are a ton of factors that go into insurance. 

I originally planned on selling in March but having it occupied for another year knowing that I’d save real estate commissions is appealing to the pocket .

For success, any expenses that will be covered out of your pocket, must be re-couped from the tenant's rent over the year. 

It's really disappointing to see the City of Chicago continually supports the idea of the landlord and investor being the enemy for many pockets of the City.

As for the utilities and any other expenses, you would likely have to pay those out of pocket. 

I have no problem waiting for the right tenant, but I hope to get this rented by Dec. 1st as I do not want to pay the mortgage out of pocket for a third time (the previous two months I was renovating).

The same year the Series LLC was statutorily crested.So it’s interesting how people quickly fall in love with the traditional LLC thinking it’s been around forever but fairly after the creation of the LLC in most states, the series LLC immediately came in the game.

The bank gives me $75,000, I "make up" the $50,000 I initially put into the investment and pocket an additional $25,000.Does this make sense or am I misunderstanding how this works?
