Also note that this is a contractors salary not a w2 worker,  so I would not directly compare the salaries to a standard job without making adjustments for payroll tax,  health care, PTO, etc. 

But remember their standards are lower, so be careful not to spend money on items that a B class would require.

Looks like your $23k profit is less than 3% return on the value of the home, so pretty low by most people's standards.

I would maybe touch base with the listing agent to see if the seller really wants All Cash to close, or just Cash at closing, this is standard language and in most cases is financed.

(There are some excellent Garland schools in an otherwise questionable ISD, and some below standard schools in excellent ISDs like Richardson/Plano.)I live in the Wylie area and it is a bit more affordable, but you don't have a main corridor (freeway) passing through town.
