I am back in the real estate game after taking 2 years off to open a restaurant (which is doing well by the way).

You can probably find some other retail to take it (walkin clinic, restaurant, etc).

I'm not a fan of the linear markets probably for reasons you'd agree, but I certainly do love cash flow and appreciation is the icing on the cake for me.Perhaps you are in the wrong restaurant. 

LARGE companies have several big projects starting soon, including a HUGE water park in Sevierville, a 700 acre destination/entertainment complex near Dollywood, and another 200+ acre project in Wears Valleys with restaurants and attractions.

**satire** Seems to me a fence around the place paid for by the Mexican government would work just as well...

By the way, when was the last time you spent a few minutes getting to know your waitress and her restaurant, then left and got a bill that would cost you a day and a half of your life for that "privilege".

There's the University of Texas, the Capitol, 6th street, live music, rivers, lakes, good restaurants and plenty more.That weekend UT football will be playing away which is helpful in that traffic won't be as bad and hotels won't jack up their rates as if they were here.

I looks like the ones I see at commercial buildings such as restaurants. 

$950 gets you a pretty nice apartment in a great area, probably close to lots of bars, restaurants, grocery stores, etc.
