Real Crowd and CrowdStreet are the 2 largest 506c platforms that list  online syndications...ie Crowdfunding deals.  

I really like the two platforms (rebogateway has a new and old platform) that they have.

I have 20 doors at the moment and handle all of my management along with most of the maintenance so there is very little that I have not had to deal with on the landlord/management side.Just let me know a schedule and platform and I will be in.

But in my talks with the excise and license guy who oversees STRs, he has explicitly said that a basement apartment, mother-in-law suite/carriage house are considered accessory uses to your primary residence and can be rented full-time, all-the-time on Airbnb (or VRBO or pick your STR platform).
