There is normally no seasonal inventory in December/January anyways and with this COVID demand we're 50% below normal, so I'm not surprised by those numbers at all.

@Jon D. duplex, triplex, and fourplex inventory in Las Vegas is hovering around 50. 

We (Tampa / St Petersburg / Clearwater / Pinellas) will remain a net population growth market for the foreseeable future so without a glut of inventory, there's nothing that could really cause prices to drop. 

Inventory levels in Jacksonville are very low so this should lead to continued price growth in the short run. 

As Jd mentioned many landlords scraping by will leave which gives opportunity for those looking to buy and decreased inventory should increase rents.  

Or ask if you have any value-add potentials in the property such as update renovations, expansions, creative financing sale (people keep forgetting about selling on C4D in high desire low inventory markets, and pricing for that premium). 

I don't know anything about the inventory there or the average occupancy rates.

Local dealers tend to have more available inventory for faster shipment.   

@Leanne Waugh Orlando market, like the rest of the country is experiencing extremely low inventory and is very competitive.

Therefore, I expanded my search radius to 1 hour drive and found several small cities in Ohio with lots of affordable inventory.
