When I do move I flip for an income as I imagine getting a well paying job is unlikely.

Your story is inspiring and I hope you will be able to finish it and rent it out soon and can only imagine all the elbow grease you`ve put in.

i would imagine that forcing you to take a financial loss because you didn't follow some CC&R's will be legally problematic. 

I imagined you could argue negligence or something.

If you plan on following through with other investment vehicles like stock or real estate (I imagine you are otherwise why be on this forum) you would want to only contribute the minimum 5% to take the company match, and put the rest of your disposable income to those investment activities.

I grew up in the Bay Area and could never have imagined being able to purchase a home there.

I have not found any entity (HOA, permit office etc.) who would accept a DIY plot line (after all imagine, if all your neighbors could submit their own version of plot lines). 

Imagine what a bad tenant can do to cost you a fortune.As for terminating tenants to reno you can do it but the tenant has the right to move back in following completion of work at their previous rent should they choose.
