Any recommendations for a VA to follow up old leads?

Any help, advise or recommendation would be greatly appreciated. 

It’s not to say there isn’t opportunities in Youngstown but if you’re starting out I’d recommend starting somewhere close.

What do folks recommend here?

Also, you can seek an exception from most DSCR lenders and they get approved at a high rate, it will just come with an increased origination fee (usually .5% for exceptions) or a interest rate add on. 

I have seen as low as 10% and as high as 40% though so if you truly feel 30% is the sweet spot for you, stick to your guns!

I have seemingly found a good realtor but the mortgage broker has left me high and dry.    

I’m flabbergasted that any one would invest without networking on sites like this or doing research, hence why I’m doing it

What would you do/recommend?
