I want to start with residential properties multi family and do the value add method.

However some of my best months are in the winter; we have visiting families for SU students, a ton of traveling nurses, and we are about to have the biggest chip manufacturing plant in the country. 

Looking into single family houses or multifamily, as there is an actual land that you own and potentially build ADU/DADU in the foreseeable future.

At my daily job , I try to make enough to pay all my family’s bills , pay down 1k debt a day and save 1k a day in savings .

Your best bet would likely be to wait until you are surely moving and then look for a two-family to house hack in that area.
