The overwhelming majority of legal issues between renters and landlords are security deposit suits.

Like @Dave Rav mentioned, a lot of fires happen due to cooking issues in the kitchen. 

I spoke with the Building Department and they said that because this is a 3-family that any work will need a permit. 

While  under contract to sell the property the buyer went to get a permit for an out building and the building department said I have open permits.

To preface, this is my first rental property purchase and unfortunately, I realized halfway into owning the home, that the home is way too old, with many problems left behind by the flipper who tried to cheaply fix a lot of the issues.

If you decide to put a mobile home on it, it's best to check with the zoning department regarding restrictions (if any).

I'm interested in Airbnbing in East Orange as well, and the zoning department has told me that it's not legal.

For years we were renting it long term and never really had an. issue with turnover.
