I prefer working with those who use a bonus model, where they get a bonus if there isn't a turnover, rather than those who are paid EXTRA every time there is one.I'd be more than happy to answer any other questions you'd like to ask.

I am the least greedy person that I know, and I would be more than willing to give, I don’t know, an extra $5000 to the bank as a bonus when I sell the property in less than a year for them giving me a loan!

Most syndicators are looking to refi after they've executed the value add portion of their plan and return a portion of their investor's capital, but a smart syndicator (conservative) wouldn't promise their investors that would happen, it's an unexpected bonus.

The way I look at it, the company match basically protects my contribution from inflation, and any fund increase is a good bonus, BUT much of that is eaten up by management fees.

I hope you are also factoring those into your new bonus room. and make sure they are getting the proper permits and closing them out afterwards so you don't have problems if/when you try to sell your home down the line.
