Might be something else in your contact that prevents renting, but a prohibition against assigning the contract does not.

She located a 1.9m rental property on her own, without a Buyer's Agent, but has since contacted a Buyer's Agent who I don't know, that she was considering using to see the property and make an offer thru.After talking with her, given her Reserve (liquid assets) situation, this 1.9m purchase is going to be very tight at a 75% LTV rental purchase loan she wants.WHAT TO DO?

(I'm not an attorney so I'm just raising an issue you may want to discuss with an actual attorney, but you may find this series of videos on wholesaling which was made by an attorney in Ohio to possibly be applicable to your situation.)In general I'm much more in favor of spending time to build relationships with a smaller number of buyers you've met with a few times and vetted a bit, instead of doing a mass mailing campaign - the "rifle" approach rather than the "shotgun".If you decide that's something you want to investigate, you could contact active people here on BP and/or go to your local real estate investment group such as RIREIG in RI or Black Diamond REI in Mass to start building relationships.Good luck and let us know how it turns out of course!

Partial rent to "compensate" for the sewer issue is not an optionThat's your angle...As soon as threats of lawsuits fly, then hire a lawyer and let them do their job...no more contact with them except through the lawyer.You aren't going to WIN this situation...best you can do it stem the $$ damage and move on...fix it and sell it off..... lesson learned
