Great rate and discounts!

You get discounts for higher level membership.  

If you do, you should have your car, home, autos, rentals covered by the same company for better risk coordination, and discounts for doing so.

One small trick I've used and works quite well is to offer a "discount" for paying rent on time.  

These landlords are extremely motivated to SELL FAST and for a deep deep discount. 

A seller who will accept your offer to buy at a big discount, with seller financing, possession with a delayed settlement?

They will also vary by how much of a discount you got when purchasing.

We are negotiating a discount for early pay-off now.  

Renting it out posses the following issues:i) rent will not cover the mortgageii) showing will be an issue with renters residing hereiii) tenant presence may deteriorate the condition of the propertyThe purchased property came at a 40% discount and needs updating.  

If you know the right people (our realtor gets a discount) they only cost about $400-$500 a year and will come out and fix any appliance for about $75-$100 fee but will not replace them. we have used them once just because it was cheaper than paying a contractor to do it when our air handler went out.
