I had assumed CR was too expensive and The Springs isn't going to get as many visitors in the winter, but maybe I'm wrong.

I am doing some rehabs in Wauwatosa/West Allis area this winter. 

So, my question is this.....How many landlords would be willing to pay a monthly fee that guarantees regular standard upkeep of their properties, including general repairs, with only additional costs being any parts or materials needed to complete repairs or replacement, weatherization of pipes during the winter to protect them from bursting.

The only tenant we are inheriting (I really hate inheriting tenants, but it gets me out of the silly winter lease ends/start dates), claimed mold a few weeks back after inspection had already been done and said they had advised current seller/management team with no resolution. 

This happens every winter, along with the fear of the heating system breaking down and freezing our tenants or pipes. 

Tucson is a great place for buy and hold: relatively low median home prices and a strong rental market brought on by the university, the air force base and out of staters moving in for the winter months.There is a lot of out of state investor attention due to these and other factors, and our inventory is every bit as limited as it is generally is across the country.

I did this last year where I sold a rental in winter (listed February, closed early March).
