What is your exit strategy with the property?

Congratulations on your success with long-term rental condos—buy and hold is a solid strategy. 

I am interested in learning a high level view of what these look like from an org structure standpoint, as I understand the gist of the business strategy in general.

If you're just looking for general guidance around a successful STR journey, I have some friends with deep insights into everything from REI tax strategy to marketing and creative financing.

To me, that strategy is highly questionable to justify a loan. 

My advice to you is to build out your own very specific goals & strategy, and then simply take action on that one specific strategy to acquire your first investment property with whatever strategy you choose.

You'd have to wait, and it better actually if he 1031'ed into a new property and then lived in it...Otherwise, just another investor who didn't think through his exit strategy and unwilling or unable to pay the tax for his gains...Good luck.
