Of course, if you barely have two nickels to rub together $5K might as well be $5M.But when you JV with people like me who have the money and expertise in marketing (and buying houses is all marketing) but don't have the time because they run other businesses, you can jump in do the leg work and make huge commissions as you learn.

Despite the big city rents, the proximity to our work & family is fundamental to our quality of life-meaning we cannot stray far..These current mortgage rates are putting serious pressure on me to finally get some skin in the game, but I’m paralyzed with the following conundrum:-do I House Hack a Queens deal with a HUD/203k or Homestyle fixer upper putting 5-10% down (I’m in no rush to move & can wait for the right deal to make it work)-or do Buy & Hold/BRRRR somewhere up the river, where I may be able to put 20% down on a multifamily in a sustainable market?

@Chasing Vega When you send a document for recording, the county recorders office is not verifying who owns an LLC, they are only checking to see if the documents meets their requirements to be recorded (e.g. page formatting, upper white space for book/page stamp, font size, signed and dated, legal description, grantor/grantee info, notary stamp, etc.)
