I’m fairly new to the self-managing/property management business and certainly new to dealing with section 8 tenants.I have a potential section 8 tenant who has inquired about one of my properties and they are in their opinion “disgusted” with the way the carpet looks however up until this point in my efforts of marketing the property I have not had one complaint concerning the carpet.That being said she has requested to rip out the carpet, in turn to replace the carpet with hardwood floors.

Hi Robert,I'd recommend reaching out to a local agent in the area or if you know of any property managers in the area.

The real play here might just be to take a step back and evaluate if this deal is going to actually set you up, or ruin you financially. 

You don’t want to buy in those buildings jif you’re looking to do vacation rentals.

In the next few months, I'm looking to get a standard CA NAA lease with RUBS included for billing the water and sewer, as well as requiring tenants to have their own renters insurance, as that is not something they are currently required. 

Having thoughts putting an offer in for a car dealership lot in the intercity (Class C neighborhood) that I would like to lease long term NNN.

Im hoping to learn a lot from all the wonderful people on here.

But I suspect you will find what most do that its darn tough to next to impossible to pull off.
