I have seen instances where clients convert to a two unit and the property is worth less than if they did a higher end rehab of a single family.best of luck!

All it takes is one run of a bad tenant who has to be evicted + a month a vacancy while repairs are completed + a month or two of vacancy while getting a new tenant and you could easily be out of pocket $20k+.

Lacking access to the financing to buy and build on large acreage, my thinking was to start small with a couple acres and build one or two homes, get some experience working with a lender that I can hopefully parlay into a bigger development the next time, and so on …Would love any advice/thoughts on this!
