James Wise What age range are you at your best? 20's? 30's? 40's? 50's?.....
31 December 2019 | 63 replies
I don't know yet, but I suspect the effect is even more pronounced on folks who are older.Hopefully, if I eat right and take care of myself, enjoy myself, and keep learning and attacking, I can "peak" many years down the line from here!
Quinn Compton Debt Will Always Outrun Income in DTI Ratio??
21 January 2023 | 7 replies
DTI improves even more. There are 4 or 5 other formulas, but I suspect those are the ones most likely to be relevant to you today and in the near future.Reminder that the sheer number of loan originators exploded in 2020 when refi demand increased by 500%, most got very little training, since they were only hired to do refinances of owner occupied single family homes and condos for W2 wage earners, that's all they needed to be trained on.

If you were to sign an application on the spot without looking at it, the unit could still be sold as tenant-occupied or the building would be sold with one more tenant if it is a multi-unit which is usually a good thing.I suspect you were told to apply without a visit because the manager already had too many applicants, didn't like you and used a lame excuse you can't sue for or is too lazy.
Rick H. DUE-ON-SALE-O-METER

Take a look at the news paper and look to all of the high dollar mortgage banking lawsuits and you will see some of the billion dollar reasons to pursue such things.Just because the houses of cards has not fallen yet, doesn't mean it will not and the more of these that get stacked on to the already fragile pile, I would argue, like the same house of cards, is just more reason to suspect it will sooner rather than later.
Hyuma Leland Hillside duplex
29 July 2014 | 8 replies
Hi @Hyuma Leland Be sure to checkout the Baseline Hillside Ordinance so that you understand any limitations you might face with improving the property in the future.I'd suggest also getting a geological inspection, in addition to your generic inspection if you suspect there may be foundation / drainage issues.
Grey Goodman Typical Buy Formula in Florida
10 January 2023 | 10 replies
@Andy Sabisch I suspected for a long time that is the motto of wholesalers where I live, "UNDER estimated and the ARV is OVER estimated"@Grey Goodman think of these so called rules more like guides, the behavior of the market is equally important.
Matthew Dawson Rental Property San Diego

James Kirby What to do emotional support animal

I suspect this is a bogus service animal that could be flagged by PetScreening.com.
