I am working on my first BRRRR this is how far I am and how I did It:I talk to realtors in 3 different towns near charlotte, I told them my criteria, I am a GC so I can eye ball repair cost, once I started getting the emails from the realtors I analyze close to 25 deals with the BP calculator that tool pays for the pro membership by itself, then I posted the analysis on a forum and I got tons of feed back from pros, this community is awesome in that way, so I learned from their comments and I narrowed it down to the property that made sense, we put an offer today and I’m waiting for the response, my agent took a class yesterday and luckily enough the listing agent was at that class so my agent got a good feedback on our offer, so now it’s a matter of time, I’ll update this comment on Monday to let you know how it went,

You need to determine if it is easy or hard for the Board to make changes to EACH of their Governing Docs (2/3 of Membership, or only a Majority of the Board?)

Also, the citation link they provided was only to the main page of the American Community Survey; not to a specific set of data.

Are you seeing surveys behind?

They will survey the property and take elevation shots.

Also, I always make sure that my clients include that it is the lessee's responsibility to pay for a survey or to prepare a legal description to attach to the lease, and they have to handle all of the approvals and zoning issues at their expense.

Or at least I would test it out for a week or so to see if I get enough interest without paying for the membership.I put as the first line of the listing: Section 8 only accepted for this ....If you do pay for the membership, GoSection8 will syndicate to other sites, including Zillow.
