I’ve been looking a little everywhere, but mostly finding properties in the southeast portions of Chatt that are in the price range I’m looking for $70-100k to do an all cash deal.

The only condos/townhomes that bring that level are in the upper 200s-300s price range.  

It seems it does take 10-20% above list to secure a deal especially the duplexes in the 200-250 range.

For 3-4 units FHA requires the property to pass its self sufficiency test.

By 2011 that data had shifted back towards a seller’s market and has quite comfortably stayed in that range.

Do you predict prices to double from current levels in lower priced areas where median prices are in the 300-600K ranges?

@Ryan MontyDepending on where you’re looking I have a GC that will walk a property and come up with a range for rehab cost for $295 per house or if you have a few in the same area he cuts down the price.

I’m not sure of today’s balance but should be roughly in the 6-700k range.

Buy at 150k-300k range and rehab, rent, refi, repeat.Help!
