At the end of the day, sounds like it's just a bad buy in a bad area.I don't know the area, I don't know your property but in Real Estate, if something isn't selling/renting, the answer is simple.It's overpriced.

., before I found out about the death.I would follow the original tenant's lease and applicable state laws and operate as if the new tenant moved in February 1st because it sounds like you signed them to a lease.For me, that would mean deducting an early termination fee and about 2 weeks rent from their security deposit and returning the remainder.
