Stephanie I did refinanced the property and the process went smooth.

I use Cozy and it smoothly handled background/credit checks and direct deposit of rent.I couldn't get tenant credit working the first time though.

Just screen properly and offer a nice unit.It’s an interesting sliding scale.A class usually has no cash flow B class has some cash flow but with the premium that your paying for a low cash flow.

Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.

Still living there and refinanced at a nice 2.75% rate.Looking back (of course with hindsight being 20/20), I do regret putting so much control into the hands of the platforms (AirBnB and VRBO) and going forward plan to only invest via flipping or multi-family residences... it's the way to go.The roofing company is still running smoothly through COVID, barely skipping a beat. 

They have invested a lot of money to get this to a point where it is a no brainier for even a software engineer to just jump on the wagon and have a smooth ride to success. - They have high integrity!!

Unfortunately, money can make some generally honest people slide further and further away from law and order (but cloak themselves with a humanitarian and service provider label to make it ok) . 

I have been know to let people slide a little but $4800 is WAY too much.
