It may not be a perfect rule of thumb, but "up front fee means its a scam" will serve you well.

Lots of landlording advice I share here came from ideas presented in his course, and I do find his forms somewhat useful (I've had to customize to my own liking, but they serve as a start to that).

Based on what you describe, I agree that 4 bedrooms served by one small disfunctional bathroom would be a major turnoff.
