Based on what you describe, I agree that 4 bedrooms served by one small disfunctional bathroom would be a major turnoff.

As far as lenders, have you spoken with the small local and community banks in you area, they are often able to loan money when the big banks cannot...just a thought.Well good luck to you, your years of construction expierenced will serve you very well!
