I rather invest in markets with less extreme swings than more extreme swingsAll things being equal I prefer the south east versus the mid-west - I  think there are good demographics shifts there over time happening there.How is the state policies towards landlords - I prefer landlord friendly states / markets versus tenant friendly.  

If you are running 12 deals a year shifting transactions among other relatives, you business entities, your retirement accounts, you're probably going to be nailed as you are clearly beyond the intent of the Act.

Although you get more returns on a multi, when the market picks up again I believe I can shift a SF a lot easier.

And each year it improves as your principal/interest payment ratios shift more to your favor.
