Thanks for all the kind words @Jay Raught and @Beverly Fast Sinclair and @Wayne Snell.In response to @Bob E. question about shadow inventory (I can't believe I missed this question that long ago), there is a ton of shadow deals out there.You still have 6 million loans underwater, along with 3-5 million loan modifications coming due that are starting to default with the loan's adjusting.

I also found a source that stated that Creative investing is much more stable than Traditional because Traditional investors now more than ever have much more competition because of Hedge Funds and other institutions that heavily invest in real estate while the Creative approach is driven only by motivated sellers.

FHA should have a lower total PITI than Home Possible due to FHA having rock bottom rates (federally insured, super safe for the lender), which will offset the mortgage insurance.Note that since consumers do not "expect" a killer rate with 3.5% down, many banks juice up the profit margins on FHA.
