Analysis Paralysis is real, but once you get your first deal under the belt you will have much more confidence to move forward with the second one.

So my recommendation is to start looking for self-managed rentals (meaning no property management company) and try to understand the owner's long term plans and if selling might be in their future.

A lot of forum members are very knowledgeable in their respective fields related to real estate investing, whether that is real estate sales, wholesaling, flipping, rentals, lending, self-directed IRA and Solo 401k investing, or tax and legal guidance.The site has quite a few tools that can be helpful for new members.

Do your analysis and if you’re confident in your numbers, move forward.

We have used self created spreadsheets but this year our CPA recommended using something like Quickbooks because it is an acceptable, GAS I think is the term, form of record keeping in case of an audit.

Be confident and educated.

Just trying to gather some thoughts and figured I wouldn't be the only one with this question on my mind so here it goes..I have two deals under my belt and my feel/opinion lately, compared to last year, is that I have a tiny bit more confidence in the overall market down here in but honestly still have a good bit of above average hesitation when it comes to fully going through with a deal.
