I currently enjoy my W2 day job so I have no need for cash flow now, but still like investing in real estate for future financial security and potential early retirement. 

I'm running the numbers on how much I need to tuck away per month to be ready for "X" down the road (roof, major paint jobs, ACs...).

I work two jobs Monday- Friday and sometimes Saturday 6am-8:30am.

That job did not included any expensive items like kitchens, roofs, siding, or more than 2 window panes.

If I were you, I would try to get a part time job with someone in the construction industry.

When you have dozens or hundreds of tenants paying you every 30 days you don’t have to kill yourself saving back from your w2 job or beg the bank for a loan to buy real estate
