Does anyone have any specific suggestions on resources, or specifically marketing companies that specialize in helping investors find off market opportunities?

If they do decide to invest, they will be bringing $10,000 towards the first buildPartner 4 & 5- This will be our hands off investor.

They have a Zillow Rental Manager but this is only a platform to allow a property owner to list their property for rent on Zillow.

I usually tell my investor clients that if the building itself will be in a flood zone (not just parts of the lot), it's not worth the investment unless it's a steal and you're able to pay off any mortgage easily if flood rates rise ridiculously (and you can afford to pay for any flood damage, yourself). 

When seeking connections in the forums, you have to show off what you bring to the equation or else it just looks like a grab.

As @Jordan Moorhead said, make sure the renter checks out when requesting to book on the platform and use your specific screening materials or questions.  

I say that because the primer to cover the water stain may have to have your renters And their pets out of the unit for so many hours while they do it and then it dries because it may gas off.
