With the qualification requirement, you still have to qualify for the financing (thanks to Qualified Mortgage (QM) rules in the new Dodd-Frank regulations that just went into effect in January) you shouldn't be set up for failure.Why would an investor (seller) offer financing?

Regulations aside, an out-swing hatch would not work here as you would never push it open when there is 2' of snow on the roof :-O Unless there is a gas-assist piston, a small person may have difficulty pushing the hatch open anytime.
