I would reach out to your agent and ask for a referral, or make a post here on BP that you're in need of some help from a broker.I wouldn't try the Primary residence thing.

I'm finding the hard part is more finding properties that are in a good location and also don't have restrictions on short term renters (either hoa or local regulations).I've reached out to owners with the same basic offer (increase rent, cover repairs up to a certain amount) and most people are hesitant to even discuss it, so i think it's a sheer numbers game and being ready to buy a property when one shows up that matches my criteria

And most importantly, if you have used/known other lender can do this no tax-doc loan with more competitive terms, please feel free to reach out to me, much appreciated!

Hi @Anthony Musacchio, Best practices from the standpoint of an agent is to reach out to your agent and have them contact the listing agent to arrange it.
