Here are a few that I see often:- Placing a low quality tenant at above market rent to show better number, leaving you to have to lower the rent to find a decent tenant after you kick this one out and rehab the unit.- Offering free management for the first year if they have an in house management company to show lower expenses on your ROI calculation.

Things we've had flagged in the past are having dual sensor smoke detectors installed, all windows must open/close, torn window screens, functioning garage door, fire extinguisher present in kitchen, floors/walls must be in good repair, 2 prong outlets if no grounding wire is present, etc.

You also need to assess area rents, as well as understand what your finished target should be - quality grade, amenities, etc.
