Last piece of advice for when you are prepared to raise capital for your own projects is to be able to articulate clearly your competitive edge and what makes you different from other GP's who are raising capital for similar projects.

As you look at different areas that you could invest be sure and look into the state & local laws, it's an important part of due diligence that is easy to overlook. 

They're all different.  

Higher demand areas have higher demand for a reason - people want to live there, and that tends to put pressure on prices rising as compared to rents and therefore, typically results in lower cashflow.That said, some of the areas mentioned in the previous posts are interesting, for different reasons.
