I was thinking in the perspective of what I would want someone to do for me but didn't consider how little she considered my family when she sent the email.

Maybe TAV is meaningless in certain context, though some buyers could look at TAV from a tax advantage/disadvantage perspective, respectively.

There are so many areas where things can go wrong with a simple partnership, and you want to be protected from an asset protection perspective.

I own one rental in Texas and it performs okay because we bought it in 2013 but right now it's hard to find something that makes sense there.Typically, the mid west such as Indiana, Kansas and Kentucky all provide good opportunities from a cash flow perspective.

Short sell opportunity that looks promising from a purchase price/rehab cost/ ARV perspective.
