I find though that in most of the cases that I have looked at (Looking at listing sites like Loopnet and Zillow) if you use the 50% NOI to calculate the asking price you will be pretty far off the asking price number.

And each state NV, DE, WY, etc all have such legal books with case law that "don't exist" and all the case law are on legal research sites lawyers use called westlaw and lexisnexis that don't exist.
