I'm in Miami FL right now for 45 days for business development and they allow for densities as high as 1000 units per acre. in Columbus it might be 50 units per acre. density always wins and drives down land cost. keep land under 10% of asset value upon completion. those are my best tips to get started

That being said, we have now run into a strange situation where I am not quite sure how to proceed.The tenant in question funnily enough happens to be my neighbor, as I own several units on the lot and for this reason, I have managed it personally over the years unlike other assets in our portfolio.

I don’t think I’ve ever been charged more than 1 hour of labor for anything short of a complete hvac unit replacement.

You live in one of the biggest REI areas of the country, so smart to take advantage, especially now that they opened up 3 and 4 unit multis to owner occupant low downpayment options.I looked at a great 4 -plex available in Gladstone for $365, will probably go for $385.great deal. good condition. $800 per 2 bed /1 bath unit. quick mortgage calculator puts zero% down monthly payment at $3500, plus then offset with $2400 puts you on the hook for $1100.

rents are higher here by far one of the most expensive markets to live. lease price per square foots can go as high as $8 per square foot. if you live far away it'll be cheaper or you'll be living in a older unit. depends on your budget really

SoCal CAP rates do seem to be 5% from the redfin descriptions I read on some of them.I'd much rather buy a 1 million dollar SFH in north county than a 1 million dollar 4 unit in a low income neighborhood.
