The property manager may be a member of a small property management firm and devote full time to property management; or, he may own his own firm; or, he may be one of a number of property management specialists in a large real estate organization.

This rarely happens (unfortunately) since contractors are rarely that organized, rarely know exactly what it will cost, and the homeowner is rarely experienced enough to understand and agree in a timely manner.

@Greg Dickerson, So my downtown has built a ton of luxury housing during this cycle, and it surprises me that even those locations (downtown and near transportation with lots of pedestrian traffic) still skip the ground floor retail component. 

General rule of thumb around here if it’s not a HIGH traffic tourist area don’t bother.

I only have a 3-4 hour window on a Saturday with crazy traffic of people entering for the next week and people leaving from the previous week.  

If there was no auto financing I bet traffic problems would ease a lot.

@Stephanie SkinnerQueen City sounds like a solid organization to begin with. 

These things aren't cheap, but you can often get rebates from your local energy efficiency organization.

The west side of I15 has bad traffic patters which make turn over higher.
