Are their requirements for what needs to be in a 30-day notice form? 

He would have noticed the water damage at that time throughout the house but chose to not notify anybody.

If you are paying his/her employer, then you need proof they have WC coverage and you need to be an additional insured and be given 30 day notice of cancellation. 

Upon closing you will notify the tenants that they pay you, You can get a lease ready and give the proper notice of new lease.

I started out doing everything you should do according to those RE gurus but noticed fast that was not my way.

They didn’t charge a fee but sent a notice that they are going to start charging a fee for things such as Rent.

Greetings,My property manager here in WA state did not put in the lease the requirements for notice to vacate/ # of days notice tenant must give before vacating.

There may be bad debt and tenants on notice today, but that's not necessarily reflective of the cash flow potential in a year from now once the bad debt is written off and the property is occupied.
