Those will cash flow nicely, but there isn't as much on the equity capture, so it's a mixed bag depending on your goals.An alternative in the meantime is to look into being a passive investor on other larger properties that have lead investors and watch how they run the syndication and their plan to improve the property.

You could also focus on the great financial advantages of renting/down-sizing (travel more, no more yard to care for/repairs, buy an RV, visit family more)Host a senior-focused event at your facility (maybe show an uncut version of Woodstock haha) or live music, a Social Security expert speaker or Doctor to address health issues, a fund-raiser, art show, etc. and hand out flyers with a special "one month free" coupon attached Have exercise classes for seniorsWeekly bingo nightsPromote your events for free on community calendars, newspapers, seniors sections of papersPrint door hangers and get some kids to hang the door hangers at trailer parks, older communitiesEncourage your current tenants to invite friendsRent a 15-passenger bus ($50) and offer free transportation to key eventsSponsor events at senior centers in the areaCo-Sponsor service club (Rotary, Kiwanis, etc who have many senior members) eventsPut up banners and balloons when you have eventsI hope at least a few of those ideas might spark some interest.

Hi Ricardo Welcome to  Connecticut MarketBidgeport is a good market depending the area like any market you can be in a nice are and 2 more  blocks down you'll be in a war zone but the best part is that bridgeport has the most affordable market compare with the others cities closed to NYC like norwalk not even talk about Stamford here the taxes are little high but  the income compensate that be careful with Real Estate Agent that says they are Investor Friendly and they just want you to buy at high price so they get a good commission but over all bridgeport is a big city trying to get betterbest area is black rock but is expensive, Hallow are is good for cash flow but a lot of the area is hot zone, east side war zone but could be some ok section, north end on the border of Trumbull nice are, east end like Stafford ave and Connecticut ave this are in this days is war zone. all of this areas and what I said about them are my point of view so you can see what others investor says about it wish you the best on your investment and see you on the top :-)

It's a nice 3BR1BA house which needs no major repairs and could use cosmetic upgrades such as paint, flooring, landscaping, appliance and cabinet upgrades possibly (which I will all be doing myself while living there).
