Investing "out of state" is really just a mental barrier to entry.

I think it's really important for landlords to have a unit completely move-in ready, because if it's not, then the tenant starts out with a mentality that the place is not taken care of. 

The biggest factor is personality, if you are okay with out being on site and watching from a computer screen then you might do very well with this, some people need to be on site and have the in person interaction for their mental health. 

@Casey Maeda If a person doesn't have sufficient mental faculties or emotional durability to succeed in the securities markets that's fine, many others do and have done so very handsomely.

Now I see it as a red flag as someone with mental issues and I would cancel a lease with such a person if it wasn’t too late.

IMHO, stop feeding the entitlement mentality.

You need to understand the mentality of tenants.

However, I am also of the mentality of doing what I say and saying what I do.
