This is a 2-Family House. 1 is a Main unit that has 3 Bed and 1 Full bath, 1/2 bath. 2nd Unit is just a small Studio Apartment.

I have 3 main questions that I'm hoping some of the pro's here can help me out with.1.

I really would like to secure this deal but i'm running into issues.. 1) I bought a 2 Fam 8 months ago (main residence) so my mortgage broker said i'm maxed out.

I'm in the process of setting up my company, which includes but is not limited to: Locating HMLsChoosing my main farm areaConnecting with wholesalers, lawyers, contractors and REI friendly RealtorsCreating a solid marketing planLocating local REI meetingsPutting together an LLCAside from all of that, I'm reading, reading, reading!

The main drag is I think,  big services companies and the hipsters/artists wanting to live and work in downtown.

I don't imagine any eviction notices would be published in the local press, mainly because of space and manpower issues (not to mention, most newspapers keep far away from landlord-tenant disputes).However, the info itself should be public information that is readily available, regardless of state, because it is a legal action and can be found in court records.

This is where most of the county's population growth is going to be channeled for at least the next generation, as a main part of the overall regional planning.

(I am not interested in just borrowing the funds for various reasons; mainly because I have this uncomfortable feeling of owing a friend this much money...even if I know it's somewhat secured in a property)Is 50/50 split ownership fair?

Those are the main issues that I've noticed, for now.

My experience is mainly in managing large commercial projects for the last 10 years.
